Before Start On Site please remember to do the following to optimise costs and ease of compliance with the relevant Planning Consent Conditions.
Register the development
Register the development site under the CCS (Considerate Constructors Scheme).
the Ecology Survey and Report done, to maximise EcoHomes credits
under Issues Eco1 to Eco4.
For 'site timber' (temporary timber used during construction, which is then taken away from site afterwards) use second-hand timber – such as hoardings from previous sites or re-used formwork for non-decorative construction elements;
When ordering main structural construction element materials, specify as many as possible that have BES6001 or ISO14001 certification, including as a minimum: Aluminium, Blockwork, Brick, Cement, Concrete, Plaster, Plasterboard, Steels (joists, etc), Steel reinforcement.
When ordering new timber, only specify that which meets the UK Government’s Timber Procurement Policy and which has either FSC or PEFC or CSA certification, or SFI with CoC certification.
Ensure contractor has produced the Site Waste Management Plan, including targets to minimise site waste and identification of the different anticipated Key Waste Groups. For BREEAM Domestic Refurbishment schemes this must include a ‘pre-refurbishment audit’ (ask us for details).
Ensure there is a water check meter on site. Then read the meter on day one and monthly afterwards during construction work. We can issue Water Monitoring Graphs for display on site as part of Best Practice.
Ensure that Best Practice site advice is followed for: Water pollution prevention and Dust pollution prevention (ask us for details on both)
Sub-Contracted Waste Removal
Ensure contractor uses a site waste sub-contractor who will: Segregate all site waste including demolition waste, into Key Waste Groups (whether on-site or off-site). Provide supporting appropriate licensed carrier and waste collection dockets and permit details for the site which the waste is taken to Report on quantities recycled and diverted from landfill in tabulated / graphic format;
Ensure that all insulation will have a GWP of less than five.
Notify neighbours of imminent significant work stages (noise, dust, vibration, traffic movement, etc).
