Preliminary Assessments for BREEAM, Code and EcoHomes

In order to assist with cost certainty as soon as possible we carry out a Preliminary Assessment at the earliest opportunity.

For greater accuracy in the Preliminary Assessment we will use the data printouts from energy calculations (e.g.SAP/ SBEM calculation results). A Preliminary Assessment meeting with relevant members of the Project Team (usually Client, Architect, M+E) precedes our calculations and Preliminary Report.

The Preliminary Report states the current score and areas of proposed compliance, as well as giving advice on how to achieve the Target Rating (Level 3, 4 etc), together with a suitable safety margin to allow for value engineering (or even cost-cutting) later on. Please note that the Preliminary Assessment is an uncertified but very important stage undertaken by a Qualified and Registered BREEAM/Code/EcoHomes Assessor.

In our experience, the use of an un-Qualified person to do a Pre-Assessment is an inefficient use of resources – the results are typically over-optimistic, showing an incomplete understanding of the detailed Code criteria. The Prelim is best followed, as soon as possible, by issue of Compliant Specifications.
